Before we go over the Current Market Analysis, we’ll first need to know how the property compares with the competition in terms of overall condition and upgrades. Here are a few questions that will help us with that evaluation:

Most agents show you only the properties that have sold. We incorporate properties that are active and under contract to show you the absorption rate of that specific market. Absorption rates tell you whether you are in a buyer’s market (trending down) or seller’s market (trending up).
Pricing Strategies
Based on market predictive analytics, if you are priced right, you will receive one offer in 3 weeks with 12 buyer showings.
If you receive 12 buyer showings in a 3-week period and no offers, you are 3% of your price overpriced.
Less than 8 showings in 3 weeks with no offers, you are about 5% overpriced. Less than 3 showings, you are over 7% overpriced.
After 3 weeks, a lack of any scheduled showings, or drive-by only showings, is a strong indication that you are overpriced by at least 10%.
