1. Your Custom Plan

Knowing what your motivations are behind selling your home, and the goals you wish to achieve with your home sale is an extremely important step in determining the best angle to hit the market at. 2. Property Condition and Upgrades

This is our starting point for determining the list price. 

Before we go over the Current Market Analysis, we’ll first need to know how the property compares with the competition in terms of overall condition and upgrades. Here are a few questions that will help us with that evaluation: 

  • What upgrades have you done in the last 5-10 years? 

  • Is there anything you've upgraded that isn't visible while walking through your house? 

  • Approximate age/year of upgrade:

        • Roof

        • HVAC

        • Hot water heater

        • Flooring and carpet

        • Kitchen appliances

        • Washer/dryer


3. Current Market Analysis 

Most agents show you only the properties that have sold. We incorporate properties that are active and under contract to show you the absorption rate of that specific market. Absorption rates tell you whether you are in a buyer’s market (trending down) or seller’s market (trending up).

  • Before doing a price reduction, always check actives and under contracts.

  • If other properties are going under contract and you are not, we must find out why.

  • If other properties are not going under contract and you are not, there’s no need to reposition.
